Referencing Process

Majority of our residents are working professionals in their 20s to mid 30s. We will need to ensure that you meet this criteria. 

Furthermore, we carry out a thorough reference checks which include;

  • Previous landlord reference
  • Proof of employment
  •  Passport copy 
  • Visa check (if applicable)
  • Proof of address via bank statement or utility bill

Contract

The contract you will be signing is called a Licence to Occupy.  Under a Licence the Licensor provides the Licensee with the non-exclusive possession of a property for a period of time, typically  between 6 to 12 months.  You will be paying a Licence Fee, rather than a rent and a Refundable Fee, rather than a deposit. 

Refundable Fee

You will need to pay a Refundable Fee before you move into the property. This is normally the equivalent of the monthly price of a room. 

Licence Fee

You will need to pay a monthly Licence Fee in advance by standing order from your UK bank account.

Amenities

Generally we provide the following; a bed, bedside cabinet, wardrobe and drawers and table with chair. 

In the kitchen we provide cutlery, crockery, utensils, pots and pans, a kettle, a toaster, a microwave and other essential items. 

The unlimited Internet in also included. 

Cleaning and Maintenance

The cleaning services of communal areas is provided fortnightly. 

 Any maintenance issues shall be reported to our management team.
