Are you an estate agent?

No, we are not.

We rent properties from landlords and provide accommodation to working professional residents. Our revenue is generated on the differential between the rent we pay to landlords and rent we collect from residents. 

Do I need a HMO Licence?

Each London borough has its own requirements and standards. However, if your flat/house will require a HMO Licence we will apply for one and pay the Licence Fee. The only cost that you might need to cover is the cost of works necessary to comply with the HMO regulations, such as fire alarms, doors and electrical installations. We have a team of trusted contractors who can carry out these works at a reasonable costs. 

How property maintenance is handled?

We carry out majority of small maintenance works. 

As the landlord, you will be responsible financially for the things such as boiler repairs, structural damages or gas safety certificates. However, we will organise and keep the track of necessary works to be carried out.

What are the charges associated with your service?

There are no charges associated with our service. We do not charge any management or lettings fees to our landlords. 

Do you pay a deposit?

Yes, of course. 

Can I carry out property inspections?

 We carry out regular inspections every six months of all the properties.

If you wish, we can arrange for you to periodically inspect the property yourself to make sure you are happy with the way we are managing things or alternatively we can forward the photos directly to your email.

Is there a limit to the amount of people you put into a property?

Yes, absolutely.

We don’t expect you to live in an overcrowded house so we are mindful about how many people live in each property.

Can I pay my last month’s Licence Fee instalment via my Refundable Fee?

 Unfortunately, the Refundable Fee can not be used to pay for the last month’s Licence Fee instalment.  The idea of the Refundable Fee is to protect against any damages that may arise and to cover any possible unpaid monies owed.

Do I pay any bills?

 All the main bills such as council tax, gas, electricity, and water are included in your Licence Fee. 

However we have a fair usage policy in regards to the gas and electricity: 

Any excessive use of gas and electricity will result in the excess portion being chargeable to, and divided equally among all occupiers of the House irrespective of their duration of stay during the relevant period. 

We also provide a free unlimited WiFi.  Cleaning services for the communal areas can be arranged at an additional cost shared equally by all the occupiers. 

What happens if I would like to extend my stay?

You can extend your Licence for another four to twelve months term.

There are no additional costs associated with extending.  

What if it is an emergency and you are closed?

Prior to moving in, we give you numbers of our contractors you can call out of office hours if there is a genuine emergency. 

What happens if I would like to leave?

Please send us a written notice to our email with your move out date and reason for your departure. Once this email has been received the notice period takes effect.
