Property Management


At AJ & Co Estates we regularly inspect all of the properties to ensure they are well looked after. We keep track of the annual boiler services and gas safety checks in order to eliminate this hassle for you.

As the landlord, you will still be responsible financially for fixing any structural damage, roof repairs, broken boilers etc. Nevertheless, we are going to cover the cost of all small maintenance issues, such as replacing sockets, light pendants or water valves. We have a in-house maintenance team who deals with day-to-day basic maintenance repairs. 

 If something happens at the property, as a result of our residents negligence (e.g., a broken window) then we will cover that cost. 

Payment

During our contractual relationship, we will pay you a guaranteed rent, every month, regardless of the property’s’ occupancy. The guaranteed rent is often more than market rates. 

The payment will be coming directly from our bank account on the agreed day of each calendar month. 

We do not charge any letting or management commissions, so you will get to enjoy the entire rental income. 

Properties we are interested in

Most of properties that we are currently managing are two to five bedroom flats and houses. However, we also manage couple of studios and one bedroom flats. 

The value of your property will depend on different factors; location, conditions, size.

Contract

We sign a fixed term commercial contract with all our landlords. The usual contract term is between 3 to 5 years, but we can negotiate a shorter period of time if you wish to. Once we have signed the contract we will take charge of your property, pay your first rent, and effectively become your tenant. 

You do not have to wait for us to find residents to start receiving the rent. You will be receiving your rental income regardless of the property’s occupancy. 

Potential Residents

 The vast majority of our residents are professionals in their mid-20s and 30s. We set a limit on the number of residents living at a property. 

Furthermore, we carry out a thorough reference checks which include;

  • Previous landlord reference
  • Proof of employment
  • Sight their passport in the office 
  • Visa check (if applicable)
  • Proof of address via bank statement or utility bill

Once one of the residents moves out it is entirely our responsibility to keep the property occupied, and so you continue to receive your full rent on time every month.
